Heat Pump Issues We See in Tontitown Homes
Tontitown sits between Springdale's eastern boundary and the more rural stretches of Washington County to the west. The housing mix reflects that position — older established lots near Emma Avenue and the original town center, and newer subdivisions that have grown steadily along US-412 and US-112 over the last decade. Heat pumps show up in both types, but they behave differently depending on when they were installed and how they've been maintained.
On the older properties, the bigger concern is usually a system that has outlived its efficient range — a heat pump past 15 years is burning more power than it should and will start showing reversing valve sluggishness, refrigerant loss from line-set wear, and compressor performance that drops off noticeably when winter temperatures fall below 35°F. On newer builds, the issues tend to be maintenance gaps — dirty coils, low refrigerant from an improperly charged install, or a failing capacitor that no one caught at the first service interval.
Washington County winters are cold enough that a heat pump in poor condition is a real problem from December through February. If the system is switching to auxiliary heat more than it should, not holding temperature overnight, or making sounds it didn't make last year, those are worth diagnosing before they turn into a January emergency.
